We understand it’s an extremely thrilling time buying and building your first home, however, it doesn’t constantly wind up that way for lots of first time home purchasers.
Too many times we see individuals wasting hundreds of thousands of their hard earned money on a new house & land bundle because they believed they were getting themselves a good deal.
But remember, if it sounds too good to be real, it typically is!
See, some home builders ‘hide’ their extra costs and don’t give you fixed upfront ‘costs’. Indicating that ‘quote’ they simply gave you, will most certainly NOT be the final cost you need to pay.
Which’s when you should be asking yourself, why?
If you’re being offered any home and land packages that are tens of thousands of dollars less expensive than other comparable houses you‘ve taken a look at … there is most likely a great reason why.
The majority of the time it’s because you’re missing out on inclusions that need to really come as standard (and they’ll be making you pay for them later), or you’re going to be paying extra for ‘site costs’ so the contractor can catch up their original price gap.
We hear a great deal of horror stories from first home purchasers that get a little bit too excited and regrettably didn’t do enough due diligence prior to parting with their hard-earned cash.
Rahul was one of them. He came to us after using his entire $25,000 deposit to lock in a block of land that no home builder wanted to construct a house on (plus the worst part was, he believed he ‘d got himself a cheap price, but he ‘d really paid more than what it was valued at and really didn’t need to turn over a 10% deposit either).
Sara, regrettably, contacted us after she ‘d already signed agreements with a well known home builder and paid her deposit, only to later be struck with an extra $35,000 in ‘unexpected’ costs (for extras she believed were inclusive in the initial quote) and had no idea how she ‘d cover the costs.
Luckily, with Rahul, one of our new home land professionals had the ability to assist him discover a builder that specialised in working on smaller narrow blocks of land and wasn’t going to charge him a fortune to do so.
But, with Sara, it was too late. Starting again with another home builder and losing the deposit she had actually previously paid wasn’t a choice. So she ended up having to finance the extra $35,000 from her mum and dad and chalk it up to one of lifes lessons.
