SELLING OPTIONS
It’s important to look at the selling options available to you, as the chosen method of sale will have a bearing on our marketing strategy and the overall outcome. Selling options are listed below.
By Negotiation
A sale by negotiation has no time constraints, and offers can be submitted from day seven on the market. This often has no price indication other than the rateable value meaning buyers need to make up their own mind what the property is worth. On receiving an initial offer, other interested parties are made aware of the pending negotiations to ensure that the competitive element of the sale kicks into gear. At this point we aim to have multiple competing offers on your property.
BEO or ‘Buyer Enquiry Over’
If priced correctly this is generally a very successful method of marketing. “Buyer Enquiry Over” means that the vendor is prepared to begin negotiations at a particular level. Results have shown that this method increases competition, resulting in multiple offers and higher property bids. However it is imperative to get the opening price right, as this is the starting point for discussions with prospective buyers.
Auction
This is another popular way to sell property, especially if the property is special or a rare. The only downside to Auction is that they tend to stop where the under-bidder stops. Bidding, and the final price can often fall short of what the successful bidder may have paid, often leaving tens of thousands of dollars on the table.
Tender
A sale by Tender has a specific timeline similar to an Auction, and the property can be marketed with or without a price. We recommend a concentrated marketing period of three to four weeks with tenders to be lodged at a specified time. There is no obligation to accept the highest, or any tender put forward that day but this system creates a strong negotiation position for the vendor. It is similar to a Deadline Sale, with the difference being that it is a slightly more formal process with additional terms and conditions that prospective buyers will need to adhere to.
Deadline Sale
Deadline sale has most of the advantages of the fore mentioned methods of sale while having very few disadvantages. It has the specific timeframe of an Auction or Tender without having an over complicated process or one that means that the end result is dependent on what the under bidder is willing to pay. This method can be executed with or without a price indication and it typically a 3 or 4 week process geared in the favour of the vendor.

In this scenario you take your time to find your next home & successfully go unconditional, with a long enough settlement to allow you time to sell your property (usually 12 - 20 weeks)
Pros:
· You have more time to ensure you have found the perfect next home
· You can stay at your current home for as long as this process takes
· If you are on a timeline/deadline, this way can give you a bit more time to prepare the house for sale
Cons:
· You have a finite amount of time to sell your property
· There is a possibility you could be stuck owning two houses and may need to rent one out or bridge your finance
Suitable for people who:
· Are picky about what house they want
· Want certainty of their destination
· Have financial ability to bridge or own two houses, if need be
In this scenario you take your time and sell your house for the best possible price. We will negotiate a longer settlement (12 - 20 weeks) to give you time to offer on your next house.
Pros:
· You do not need to rush the sale of your house
· After selling, you know your exact buying budget. So often we sell for more than expected, which changes your buying range
· No scenario where you are stuck owning two houses
Cons:
·You might not find the ideal home after you have sold.
·There is a possibility you could end up having to rent for a bit
Suitable for people who:
· Are risk averse
· Have somewhere to go if they can’t buy
· Aren’t too picky about their next home
· Want to maximise their financial security
