Kia ora, Mabuhay, Namaste and welcome to Team Elite's May 2026 newsletter!
As we move further into autumn, the West Auckland property market continues to show encouraging signs of confidence and activity. Buyer enquiry levels remain steady across Henderson and surrounding suburbs, particularly from first-home buyers and families looking for well-presented, move-in-ready homes with good transport links and local school access. ✔️ First-home buyers continue to be active throughout West Auckland, especially those entering the market with finance pre-approvals already in place. ✔️ Well-priced homes are attracting strong interest, with many buyers looking to secure properties before winter fully sets in. ✔️ Open home attendance has remained consistent, with motivated purchasers taking advantage of stabilising market conditions.
🏦 Interest Rate & Lending Update There continues to be cautious optimism around lending and interest rates as the market settles compared to previous years. While banks remain careful with lending assessments, buyers are generally finding the process more manageable than it was throughout much of 2025.
💡 Tip of the Month – Know Your Budget Early If you're considering buying this year, now is a great time to speak with a mortgage adviser and understand your borrowing position early. Having finance organised before you begin seriously house hunting can save time, reduce stress, and help you move quickly when the right property comes along.
🍂 Autumn Home Tips – Preparing for the Cooler Months As temperatures continue to drop, now is the perfect time to make sure your property is winter-ready. Cleaning gutters, checking for leaks, testing heaters and heat pumps, and ensuring good ventilation can make a big difference heading into the wetter months. A little preventative maintenance now can help avoid bigger issues later and keep your home warm, dry, and comfortable throughout winter.
🏡 Thinking About Selling This Year? Autumn can still be an excellent time to sell. With fewer homes on the market compared to spring, buyers are often more focused and motivated. Presentation and smart marketing continue to play a major role in achieving strong results, especially for homes that are clean, well-maintained, and move-in ready.
