Is the End of Daylight Saving the End of the Selling season?

The Short Answer is No!

Everybody wants to know if it's a good time to buy or sell property - and for good reason.
"Sell in Spring!" It's what most people say. But it's definitely not the hard and fast rule.

At Regional and Rural, we know the intricacies of the local market and appreciate that sellers may have a few concerns during the cooler months. Yet, with our stunning coastal beauty and picturesque bushland and pastures, selling a property as we head towards winter within the Port Macquarie Hastings region offers unique opportunities.

There are several great advantages to selling your property at this time of the year that can help you increase the sale price.
Here are some of the key reasons why the Selling Season isn't over.

You can take advantage of the reduced competition. Fewer properties are listed on the market during the colder months - which puts your property in an advantageous position. In a less competitive market, you can position your property more strategically to get noticed by genuine buyers, and subsequently, attract great offers.

Given the limited number of listings through Autumn and Winter, the buyers who remain actively searching during this time are highly motivated - probably with a timeline to follow and typically keen to make a purchase decision faster and opt for smooth transactions.
Because of unpredictable weather conditions, these buyers also tend to look online, which helps to showcase the unique features of your home with comprehensive digital marketing strategies for maximum exposure (something we specialise in!).

Tips for selling your residential or rural property this winter

Here are some steps that you can take to make the most out of the winter market.

1. Stage your property accordingly.   Highlight how cosy your home can be by keeping the temperature comfortable during viewings, light the fireplace, theme with seasonal decor and showcase useable outdoor spaces amidst the cooler weather.

   2. Prepare the exterior of your home.    It helps to show buyers that your place remains attractive from the outside even during the cooler months, keeping in mind the street appeal for those who drive-by to scope out the location before committing to an inspection.

3. Highlight the location's advantages.  Buyers always get this advice: location, location, location. This is especially pertinent for out of area buyers, who are unfamiliar with the villages and communities of the region.
Beyond showing the features of the home, our agency promotes the region's attractions, schooling options, shopping precincts alongside transportation for local commutes and access to Sydney and Brisbane. We have incorporated "Neighbourhood Explorer" into our website which shows these and other points of interest.

 4. Be flexible with viewing arrangements.  With the colder weather and the shorter daylight hours, being extra accommodating to your buyers' schedules will increase your chances of getting a competitive offer.

As dedicated property specialists across the region, we use a tailored marketing strategy that will  benefit your property no matter the time of year.

We offer no obligation, no cost property appraisals for Residential Homes, Lifestyle Acreages and Larger Rural Properties across the Port Macquarie Hastings region.

Sunday 5th April 2025 marks the end of Daylight Savings Time (DST) in NSW, and clocks are moved back one hour from 3am to 2am.

The end of daylight saving is a great reminder to check your smoke alarm. Test that its working, replace battery if required and replace the unit if the unit is more than 10 years old.
