THE INSPECTION ADVANTAGE: HOW ROUTINE CHECKS PROTECT! By Nadia McCarthy, Team Leader |
|
|
| At Professionals Gladstone, we understand how significant your property is to you-not just as an asset, but as a reflection of your hard work and financial planning! That is why we are so serious about routine inspections.
Routine inspections are way more than just a quick walk-through. They are a critical part of protecting your investment, ensuring your property remains well cared for, identifying any maintenance issues early, and maintaining a positive tenancy experience.
Why Routine Inspections Are So Important:
1. Catching Maintenance Issues Early Small problems like minor leaks, mould spots, or wear and tear can quickly escalate if left unnoticed. Regular inspections allow us to detect and address these issues before they become costly repairs.
2. Ensuring Tenancy Compliance We make sure tenants are meeting their responsibilities under the lease-keeping the home clean, caring for gardens or lawns, and reporting issues promptly.
3. Documentation for Peace of Mind Each inspection is documented with photos and notes. This creates a paper trail that's useful for insurance claims, end-of-tenancy comparisons, and ensuring transparency.
4. Enhancing Tenant Communication It's also a chance for tenants to raise concerns. Open lines of communication can prevent misunderstandings and foster long-term tenancies.
Why We Put So Much Effort In:
We don't just "tick a box." Our team follows a detailed checklist covering key areas of the property-from floors and walls to gardens, smoke alarms, and even appliances. We take the time to provide a full report and follow up where needed.
Because we believe in proactive property management, routine inspections every quarter help us identify risks before they become problems, ensuring your property is protected and your tenants are supported.
If you have any questions about routine inspections, please give your property manager or Nadia a call on 4972 2800. Or pop us an email and we'll send through our info pack to show you how we do things differently.

END OF FINANCIAL YEAR - YOUR RECORDS ARE IN ORDER!!! By Nadia McCarthy, Team Leader
|
|
|
| With the end of financial year fast approaching, now's the time to check that your records are up to date. And if you are one of our landlords, they definitely are!!!
Our team uses PropertyMe to track all rent payments, maintenance costs and inspection notes-and it's all accessible through your Owner Portal. Let us know if you are unsure how to access the Owner Portal. It is an awesome tool for your peace of mind and accessibility.
On Tuesday 1 July 2025 we will email you your Financial Summary Statement in 2 versions - one shows all transactions according to their Transaction Date and the other shows all transactions according to their Statement Date. Please take both to your tax agent / accountant - they will likely have a clear preference for one or the other.
If you would like more information about your End of Year Financial Statement, or if you need a hand retrieving anything for your tax agent, just let us know.

WINTER - A GREAT TIME TO GET YOUR AIR CONS SERVICED By Rebecca Crowhurst, Property Manager
|
|
|
| Experts recommend that air conditioners require servicing once every 12 months. When filters, fans and coils become clogged with dust and dirt, it reduces performance, shortens the lifespan of the unit, and drives up your tenant's power bills.
Smart investors know that preventative maintenance beats costly repairs every time. It might sound odd, but winter is the smartest time to service your air conditioning units.
Servicing now - before the summer demand hits - means:
# Avoiding the summer rush when technicians are booked solid.
# Ensuring your units are clean, energy-efficient and running smoothly.
# Reducing the risk of breakdowns during peak use.
# Happy tenants with fewer repair callouts in the summer.
Call or email your property manager to request a quote for air conditioning servicing at your property. We have tradies on standby with great deals at this time of the year.
