 | We get it-rentals can feel a bit plain, and you want to make it feel like home. Good news: you can often personalise your space, but there are some ground rules.
You can usually: Use removable hooks for wall art Add your own soft furnishings (think: curtains, rugs, throws) • Set up your vibe with lighting and decor
Ask first if you want to: Paint walls Install shelves or curtain rods Make permanent changes to anything structural
Most landlords are happy to chat about updates if they're reasonable and reversible-just ask us first so it's all in writing.
Remember: you want to make it your home without risking your bond. We'll always help you find a middle ground.

| NEED A REPAIR? HERE'S HOW TO GET IT SORTED FAST
Got something that's not working right at your place? We've got your back. Whether it's a leaky tap or a dodgy fan, here's how to make sure we get it fixed quickly:
Step 1: Report it through your PROPERTYME Tenant Portal. (Ask us if you think you don't have one) Add clear details about the issue Upload photos if you can The more info, the better!
What's urgent? (a.k.a. Emergency Repairs) These must be reported immediately, even after hours. Emergency repairs include: A burst water service or serious water leak A blocked or broken toilet A serious roof leak A gas leak A dangerous electrical fault Flooding or serious flood damage Serious storm, fire or impact damage Failure or breakdown of essential gas, electricity or water supply Failure of essential hot water, cooking or heating appliance Faults that make the property unsafe or insecure (including smoke alarms) Any fault likely to cause injury, damage, or undue inconvenience Serious faults in staircases, lifts or common areas that limit access
If you're unsure-call us. It's better to check!
What's routine? Dripping taps Faulty fans or appliances General wear and tear Sticking doors or windows Loose door handles or cupboard hinges Broken flyscreens Minor mould or mildew (non-structural) Issues with blinds or curtains Non-urgent appliance repairs (like a dishwasher that still runs but makes noise) Flickering lights, garden tap leaks, worn carpet edges Worn or torn flyscreens, scuffed paint, or cracked tiles Fence repairs, dripping garden taps, and loose paving stones
These are still important but are handled during normal business hours.
Quick tip: The sooner you let us know, the quicker we can jump on it-and small issues are easier to fix early on. Plus, it helps you avoid hassles at the end of your lease when it's bond time. | | |

| So, your landlord is selling the property? Don't stress-our Agents are very keen to have a great relationship with you AND you've got legal rights! We are here to guide you through it.
If you're on a fixed-term lease: You can stay until the end of the lease. if an investor buys the property, you could potentially stay for further lease terms. Same rules, same rent, just a new owner (if it sells).
If you're on a periodic lease (month-to-month): " You must be given at least 4 weeks' notice to move out. " You'll get written notice about inspections and sale updates.
About open homes and inspections: Open homes cannot be scheduled without your agreement, and at least 24 hours notice. •' They'll happen at reasonable times only. You don't have to leave during inspections.
Selling doesn't mean your home is instantly gone. We'll keep communication open, give you notice, and always work around your needs where possible. If you need to find another property, we will help you with that also.

| We know "routine inspection" might sound formal, but it's really about keeping your home safe, comfortable, and well looked after-for you and the owner.
Here's what you need to know as a tenant:
Why do routine inspections happen? To check for any maintenance issues you may not have noticed To ensure the property is being well looked after To maintain standards and safety To give you a chance to raise any concerns
What we look at: Overall cleanliness and general upkeep ' Signs of leaks or moisture build-up Outdoor areas, lawns and gardens Appliances, smoke alarms and lights Doors, windows and flyscreens
What you don't need to worry about: We're not here to judge your laundry pile or your decorating style. We just want to make sure everything's functioning well, nothing's broken, and you feel comfortable reporting issues. It's also a great chance to check that everything complies with Queensland's minimum housing standards.
Top tips for a smooth inspection: Tidy up main living areas " Write down any issues you'd like us to follow up on " Reach out ahead of time if you have questions or need to be present
We'll give you proper notice and work with your availability wherever we can. Routine inspections help us keep your home in top shape and ensure your comfort-win-win!
