Buyer demand is strong, especially for properties in the $400,000-$600,000 bracket. Homes that are presented well and priced accurately are selling quickly - often with multiple buyers in play. Median house prices are stable, with minor growth in key suburbs like Clinton, Telina, Kirkwood, and New Auckland. Units and apartments are gaining attention from investors seeking solid rental yields. Rental vacancy rates remain critically low - under 1% - keeping rental prices firm and demand high. Investor interest continues to grow, thanks to secure rental returns and Gladstone's reliable economic base.

NEW SELLER'S DISCLOSURE STATEMENT - Starts 1 August 2025 |

| From 1 August 2025, all residential property sellers in Queensland must provide buyers with a formal Seller's Disclosure Statement before they sign a contract. This is a major change to the selling process, designed to give buyers clearer, upfront information about the property.
" What Does It Include? # Title search details # Registered encumbrances (easements, covenants) # Zoning and planning information # Flood and bushfire risk data and other environmental constraints # Services connected to the property (water, sewer, electricity) # Body Corporate records (if applicable)
How We're Handling It (And Why It Matters) At Professionals Gladstone, we are taking a proactive, compliant approach. We believe it's absolutely essential that this document is prepared by the seller's solicitor - someone qualified and licensed to give legal advice.
As part of our process, we now recommend that sellers engage their solicitor as soon as they appoint us as their agent. This ensures the disclosure statement is prepared thoroughly and accurately before the property hits the market, avoiding delays and legal risks once buyers come forward.
Why This Matters to You: # Mistakes in a disclosure statement can allow buyers to terminate the contract or create legal disputes later. # Solicitors are the correct professionals to prepare this - we are not qualified to give legal advice. # While there will be a fee (approximately $500) to have this prepared by your solicitor, it ensures the process is done correctly and protects your sale.
- A Word of Caution… Beware of agencies offering to prepare these disclosure statements themselves or offer it as a "free" service. We believe this is risky - they are not legally qualified to prepare these documents. Cutting corners here may expose both the agent and the seller to significant legal consequences.
