HEADS UP INVESTORS - Seller's Disclosure Statement is Coming! |
|
|
| Big news is brewing in the Queensland real estate space-and if you're a savvy investor (which, of course you are), you'll want to stay ahead of the curve.
From 1 August 2025, the Seller's Disclosure Statement kicks in. This means vendors will be legally required to provide buyers with a formal disclosure statement before a residential property contract is signed. Think of it as a "pre-nup for property"-spelling out all the essential facts upfront to avoid nasty surprises later.
What Must Be Disclosed? # Title search details # Registered plan of the property # Zoning and planning info # Services connected (water, electricity, sewerage) # Any registered encumbrances (like easements or covenants) # Heritage listings, environmental matters, and more.
These documents will need to be accurate, up-to-date, and presented in a specific format approved by the Queensland Government.
' What This Means for Investors More Transparency, Less Guesswork Buyers will walk into deals with greater clarity. That's good news for smart investors-fewer dodgy surprises, less due diligence drama, and cleaner contracts.
Seller Prep Just Got More Important If you're selling, you'll need to get your disclosure statement prepared when going to market.
Agents and Property Managers Will Be Key Allies We're well across the legislative updates and ready to help investors stay compliant (and competitive).

WHAT TO LOOK FOR IN A GREAT INVESTMENT PROPERTY |
|
|
| If you're thinking of purchasing another investment property in Gladstone, it's not just about price and location - it's about buying something that will rent quickly, appeal to high-quality tenants, and meet Queensland's Minimum Housing Standards (which apply to all tenancies from 1 September 2024).
Key Features Smart Investors Should Prioritise:
Minimum Housing Compliance: Queensland's new laws require: All windows and doors to be lockable where reasonable. All bedrooms must have window coverings that provide privacy - curtains, blinds, or similar. The property must be weatherproof, structurally sound, and free from pests, mould, and damp. Kitchens and bathrooms must have functioning tapware and adequate drainage.
Fenced Yards: While a fully fenced backyard is not legally required, it is still critical to attract the right tenants. Families and pet owners make up a huge part of the rental market, and if your property isn't fenced, you're drastically limiting your rental appeal. A fenced yard means higher demand, faster leasing, and stronger rent returns.
Functional Layout: Tenants are looking for properties that are practical to live in: Bedrooms separated from living areas for privacy Second bathrooms are a big bonus for families and share houses Good natural light and ventilation (plus working fans or air-conditioning)
Pet-Friendly Appeal: Gladstone renters are increasingly looking for homes that welcome pets. Simple features like secure fencing, durable flooring, and low-maintenance yards make a huge difference in demand.
Energy Efficiency: Properties with features like ceiling insulation, fans, or solar panels are highly desirable. Not only does this make the property more comfortable, but tenants are increasingly factoring in running costs when choosing a rental.
' Bottom Line: A property that ticks the boxes for comfort, security, and practicality will attract better tenants, rent faster, and retain tenants longer. Plus, it will meet the new minimum standards, avoiding costly upgrades later.
If you're considering buying an investment property, chat with our team first. We'll happily review the property and offer advice to help ensure it's a smart investment for the Gladstone rental market.

IT'S JUST A DRIPPING TAP...UNTIL IT'S NOT |

| WHY PROMPT RESPONSES TO MAINTENANCE REQUESTS MATTER MORE THAN YOU THINK
Let's be honest: nobody loves spending money on maintenance. But ignoring or delaying a maintenance request?
That's like ignoring a tiny leak in a boat and hoping for the best. Spoiler alert: it doesn't end well. Here's why timely action from landlords is essential-and how it protects both your investment and your income.
' Small Problems Become Big (Expensive) Ones It starts as a squeaky hinge, a flickering light, or a slightly dripping tap.
Leave it too long? That squeak becomes structural damage, the flicker turns into a short circuit, and that drip… now you're replacing cabinetry, flooring, and potentially dealing with mould remediation. Real talk: What could cost $150 to fix today could easily turn into a $1,500-$5,000 job tomorrow.
Prevention truly is cheaper than the cure. Keep scrolling for our article on the Top 10 maintenance issues that cost more when they are delayed.
' Delays Frustrate Tenants (and Hurt Your Returns) Tenants understand that things go wrong sometimes. But what they really care about is how fast and effectively things are addressed.
A slow or no response? That's when frustration sets in, maintenance escalates, and lease renewals start to wobble.
Happy tenants = long-term tenancies = fewer vacancies = steady returns. It's not just good property management. It's good business.
Legal Risks & Compliance Ignoring maintenance can lead to compliance breaches-especially under Queensland's minimum housing standards. If something breaks and the property no longer meets those standards? You could be forced to fix it anyway-fast. You could face fines. You could find yourself in dispute with the tenant at QCAT. Not ideal. Let's avoid that altogether by staying proactive.
' Communication is Key We get it-you're busy. But when we send through a maintenance request for your property, it's because we've already done the first round of filtering: Is it urgent? Is it wear and tear or tenant responsibility? Is it going to get worse if left? Will it affect compliance or tenant safety?
If we're bringing it to you, it's worth actioning. A quick "yes, go ahead" means we can protect your asset and keep your tenant onside.
€ Let's Be Proactive Together When in doubt, say yes to small fixes before they snowball. We're not just chasing you for fun-we're working hard to preserve the value of your investment and make your ownership experience stress-free. Need help budgeting for regular maintenance? Want to set up automatic approval limits so we can just get things done for you? Let's chat.
Your investment deserves better than duct tape and crossed fingers.
We're here to help you manage smarter!

"I'LL DEAL WITH IT LATER" CAN COST YOU THOUSANDS |
|
|
| TOP 10 MAINTENANCE ISSUES THAT COST MORE WHEN DELAYED
1. Leaking Taps & Pipes Delay it: You risk water damage, mould, and inflated water bills. Fix it early: A $100 repair could save you a $5,000 reno.
2. Faulty Smoke Alarms Delay it: You risk tenant safety and legal liability. Fix it early: Cheap to test. Priceless peace of mind.
3. Rotting Timber (Decks, Stairs, Frames) Delay it: It spreads-fast. You may need full replacements. Fix it early: Sealing or treating timber is far cheaper.
4. Broken Air Conditioners Delay it: Costly emergency callouts or full unit replacements. Fix it early: Clean filters, regular servicing = happy tenants and longer unit life.
5. Wobbly Fences & Gates Delay it: They collapse, become safety issues, and increase vacancy risk. Fix it early: Reinforcement is cheaper than rebuilding.
6. Flickering Lights or Power Outlets Delay it: Could indicate serious electrical faults. Fire risk increases. Fix it early: Minor wiring issues = quick fix. Big issues = $$$ and danger.
7. Running Toilets Delay it: Higher water bills and possible floor damage. Fix it early: Often a $20 washer issue.
8. Cracked Windows or Door Seals Delay it: Water leaks, rising damp, pest invasions. Fix it early: Small repairs beat weatherproofing walls later.
9. Peeling Paint or Crumbling Plaster Delay it: Traps moisture, damages surfaces underneath. Fix it early: Simple refresh instead of full restoration.
10. • Blocked Gutters & Downpipes Delay it: Leads to roof leaks, structural damage, even flooding. Fix it early: Quick clean now vs. thousands later.
Please let us know if you would like to attend to any proactive maintenance matters in these cooler months. It is much easier to get tradespeople to service air conditioners and carry out pest control at this time of the year.
' Bonus Tip: Proactive maintenance = better returns, less risk, and happier tenants. Set a repair approval limit with us and we'll just get it done-no delay, no drama.
